New Investment Criteria for the Greek Golden Visa from 1st of September 2024:
After ten years of booming real estate and thousands of successful golden visa applications, the government announced that is moving forward to significant amendments of the Greek Golden Visa program and we would like both to update you for the major points and present new opportunities, too. The whole country shall apply the amount of 400.000 euros, with the following exceptions:
1. Whole Attica region (Athens), Thessaloniki & Central Macedonia region, Mykonos, Santorini, south Aegean region, islands of over 3.100 inhabitants, the minimum investment amount for golden visa applicants be raised to 800.000 euros.
• In all areas, the investment must be on a singe property AND with minimum square meters 120m².
• Short term rentals are not allowed (type ‘airbnb’). Only long term tenancy agreements will be possible. Please note that serious penalties (€€) will be imposed to anyone who violates this rule.
Also, the property can’t be used as business headquarters nor branch.
1. €800.000 Investment Zone: This higher threshold applies to sought-after areas such as the entire region of Attica (including Athens of course), Thessaloniki, the islands of Mykonos, Santorini, and 32 islands which are: Crete, Euvoia, Rhodes, Corfu, Lesbos, Chios, Zakynthos, Salamina, Kos, Kefalonia, Samos, Lefkada, Syros, Naxos, Kalymnos, Lemos, Paros, Thassos, Aegina, Tinos, Ikaria, Andros, Leros, Karpathos, Skiathos, Milos, Skopelos, Spetses, Kythera, Patmos, Poros, Alonissos.
2. €400.000 Investment Zone: for properties located outside the zone of €800.000 (see above), the minimum investment is set at €400.000; once again for a single property with minimum covered areas of 120 m².
3. €250.000 Special (exemption) Investment Category: Industrial, Commercial etc. assets which are converted to ‘Residential’ and there is a successful change of their use (to residential), despite of their location and size, the restored properties can be sold at €250.000 and qualify for the Golden Visa.

📌 Additionally, we would like to recall that an investor is allowed to proceed with the signing of POA in their country of origin, without visiting Greece, at a) the Greek Consulate, and b) at any foreign public notary, provided that the power of attorney (POA) is certified with the Apostille Stamp or legalized by the Greek Consulate.

Inspection Property Visit to Greece:
A) Viewing Locations & Projects, through the assistance of our Sales Executives & Translators
B) Client selects a property:
1. Reservation Payment of 10% (We provide POS machines in our Offices)
→ (unit off the market)
→ signing of Private Sales Contract
C) Meeting with Lawyer AND Signing the POA (power of attorney) in Public Notary Office in order for the Lawyer to do:
1. ‘AFM’ (Tax.no.) issuance
2. Opening Bank Account
3. Signing the Final Sales Contract
4. Do the Greece Golden Visa Application
For the signing of Final Contract:
A) Appointed Greek Lawyer fulfils the procedure of signing the Final Contract in Notary Office and transfer of Title Deed to Client(s) name(s).
B) Settlement of Contract amount in full, including all legal fees & Title Deed transfer fee.
*Settlement of Final Contract and Issuance of Title Deed take place in one day.
Appointed Greek Lawyer applies FIRST for the BLUE CARD, necessary documents:
A) signed Final Contract & Title Deed, B) Entry Visa (initial), C) Passport, D) Signed Application for PR, E) Medical Insurance.
Note/ Optional: client can also sign himself by visiting Greece.
Note: IF spouse and children request the residence permit, the following documents are requested:
i) Family Certificate from country of origin,
ii) Marriage Certificate (official and certified translation) (if applicable),
iii) Children’s Birth Certificates (official and certified translation) (if applicable), provided that children are under the age of 18 years of age.
Note: in case the Applicant doesn’t visit Greece, s/he must send all documents to appointed Lawyer.
Appointed Greek Lawyer, after the application of Golden Visa and receipt of Blue Card, will arrange the Appointment of Biometrics, which is Clients shall give fingertips.
Usually the appointment takes place 6-10 weeks after the Blue Card.
Clients shall visit Greece to do this, then, the Lawyer can get the Golden Visa Card and post it to China or any other Country that the Greece Golden Visa Applicant lives in.(Lawyer must have the Passports of clients to get the Greece Golden Visa Card).
